Evergreen Home Cleaning LLC
These Terms and Conditions govern all residential cleaning services provided by Evergreen Home Cleaning LLC ("Company," "we," "us") to you ("Client"). By booking or receiving our services, you agree to be bound by these Terms.
Evergreen Home Cleaning LLC provides residential cleaning services in Pierce County and South King County, Washington. Service types include Standard Clean, Deep Clean, Move-In/Move-Out, and Airbnb Turnover. Full details of what is included in each service are provided at the time of booking.
The following are not included in any service unless explicitly agreed in advance: moving heavy furniture, cleaning areas blocked by personal items, removing heavy set-in stains, exterior areas (garage, patio, balcony), and any biohazard or hazmat materials.
Our rate is $40/hr per cleaner. Every job requires a minimum of 2 cleaners and a minimum of 2.5 hours, making the minimum charge $200. For larger homes, additional cleaners may be assigned by mutual agreement.
The Client may book a fixed number of hours (e.g. 3 hours, 4.5 hours). In this case, the team will clean as much as possible within the agreed time, starting with the highest-priority areas. We do not guarantee full completion of all areas if the booked time is insufficient. Any work not completed within the booked hours is not considered missed work. If the Client wishes to extend the session on the day of service, additional time will be charged at the same hourly rate, subject to team availability.
Payment is due immediately upon completion of service. Accepted methods: Cash or Zelle only. We do not accept credit or debit cards.
Clients who book on a recurring schedule receive the following discounts on Standard Clean services: Weekly โ 15% off; Biweekly โ 10% off; Monthly โ 5% off. Discounts apply after the first completed service. If the recurring schedule is cancelled or interrupted, the discount no longer applies to future bookings.
A booking is confirmed once the Client receives written confirmation (via text, email, or messaging app) from the Company. The Company reserves the right to decline any booking request.
(a) 24+ hours notice โ free cancellation or rescheduling, no charge.
(b) Less than 24 hours notice โ flat $50.00 cancellation fee.
(c) No-Show / Lockout โ if the team arrives and cannot access the property for any reason attributable to the Client, the full minimum charge of $200.00 applies.
Prior to service, the Client must disclose: (a) the true condition of the property; (b) the presence and number of pets; (c) any fragile, high-value, or loosely attached items; (d) any ongoing construction or renovation; (e) any hazardous materials or unsafe conditions; (f) any recording devices on the premises. Failure to disclose may result in additional charges or refusal of service.
To allow us to do our best work, the Client agrees to: remove fragile and valuable items from areas to be cleaned; notify us of any loosely attached fixtures or delicate surfaces; move heavy furniture if those areas are to be cleaned (we do not move heavy furniture); secure pets in a separate room or outside; provide parking within 100 feet of the entrance; ensure home access at the scheduled time; and ensure access to running water and electricity.
Areas that are blocked or inaccessible at the time of service will not be cleaned and will not count as missed work.
If the Client is present at the time of service completion, they must inspect the work before the team departs. Any concerns must be raised at that time. If the Client is not present, the service is deemed accepted upon the team's departure.
If the Client was not present and is dissatisfied, they must notify the Company within 24 hours with photo evidence. The Company will schedule a re-clean of the identified areas at no additional charge. No monetary refunds are issued โ satisfaction is resolved through a re-clean only.
The Company is licensed and insured. Any damage claim must be reported in writing with photo evidence within 24 hours of service completion. Claims submitted after 24 hours will not be honored. The Company's liability is limited to the cost of repair or replacement at fair market value, not to exceed the total price paid for that service. The Company is not responsible for pre-existing damage, unsecured or undisclosed fragile items, or damage caused by defective appliances or infrastructure. In no event shall the Company be liable for indirect, incidental, or consequential damages.
All quality and satisfaction concerns must be reported within 24 hours of service completion with photo evidence. All damage claims must be reported within 24 hours of service completion with photo evidence. Any legal action must be filed within 90 days of the service date. Failure to report within these timeframes constitutes full acceptance of the service and waiver of all related claims.
Since payment is accepted by Cash or Zelle only, chargebacks are not applicable. Any bad-faith, false, or unsubstantiated claim filed against the Company will result in a $150.00 administrative fee plus all legal costs incurred by the Company. All disputes must first be submitted to the Company in writing before any legal action is taken.
All disputes must first be attempted in good faith directly with the Company. If unresolved, parties agree to mediation in Pierce County, WA before pursuing legal action. All legal claims must be filed within 90 days of the service date. Claims of $10,000 or less shall be brought exclusively in Small Claims Court, Pierce County, WA. The prevailing party is entitled to recover reasonable attorney's fees and court costs. Both parties waive the right to a jury trial.
The Client bears the burden of proving any damage or quality claim with written documentation and timestamped photo evidence taken within 24 hours of service completion.
A late fee of $15.00 per day applies to any unpaid balance beginning the day after payment is due, up to a maximum of $150.00 per invoice. Unpaid balances may be referred to collections. The Client agrees to pay all reasonable costs of collection including attorney's fees.
If the property is found to be in significantly worse condition than described at booking (excessive filth, party aftermath, undisclosed pet damage), a surcharge of 25% of the quoted price (minimum $80.00) may be applied. The Client will be notified before any additional charges are assessed.
Any additional work requested during the service beyond the original agreed scope will be quoted verbally and must be confirmed by the Client before work begins. Verbal confirmation constitutes agreement to pay the additional charges.
Pets must be secured during the service. The Client assumes full responsibility for any injury to the cleaning team caused by pets, and for any additional cleaning time required due to pet-related messes.
The Client agrees not to directly hire or contract any team member of the Company for 12 months following the last service. Violation results in liquidated damages of $2,500.00 payable to the Company.
The Company may take before-and-after photos for quality assurance and marketing purposes. No personally identifiable information will be included. The Client may opt out by notifying the Company in writing prior to service.
The Client must provide free, legal, and accessible parking within 100 feet of the entrance. Any parking fines or towing fees due to inadequate parking will be charged to the Client.
The Company does not handle human or animal waste beyond normal toilet cleaning, mold, needles, illegal substances, or any materials requiring hazmat procedures. Service may be refused without penalty in unsafe conditions.
Washington State is a two-party consent state (RCW 9.73.030). The Client must disclose any audio or video recording devices inside the property prior to service. The Company reserves the right to refuse service if devices are not disclosed.
The Company reserves the right to refuse, suspend, or discontinue service at any time for disrespectful behavior, repeated late payments, unsafe conditions, or any violation of these Terms.
The Company is not liable for delays or cancellations due to causes beyond its reasonable control, including severe weather, illness, vehicle accidents, road closures, or other events outside the Company's control.
Evergreen Home Cleaning LLC operates as an independent contractor, not as an employee or agent of the Client.
Parties agree to first attempt good-faith resolution. If unresolved, disputes will be handled through mediation in Pierce County, WA. Disputes of $500.00 or less may be brought directly in small claims court.
This Agreement is governed by Washington State law. Exclusive jurisdiction: Pierce County, Washington.
The Company reserves the right to update these Terms at any time. Continued use of services constitutes acceptance of the updated Terms.
